Design Brief

The clients brief was to design a modern unique style granny flat in bungalow style, to have prestige design features that would add good capital value to the property. The stipulation was not to look like the typical small garage size garden flat. The site was purchased as an investment property; high rental yield was to be achieved. The building was to contain open plan living, achieve good solar access and to be completely independent from the main residence. Privacy for and from both the principle residence and adjoining neighbours is essential. To have its own identity and not to feel like that it is sharing part of the backyard. Features to include a full size kitchen for entertaining and family gatherings, laundry to be separate from the bathroom, an alfresco area and provide off street parking for one vehicle. To maximise the available 60 sqm floor space.

Design Solution

Annie’s Place is a modern interpretation for a Granny Flat. Surrounded by low maintenance gardens the articulation of the building’s footprint capped with skillion roofs enhances the external facades providing a strong angular aesthetic with clean lines.

Upon entering the you are drawn into an open plan living area. Adjacent is the alfresco area and a large gourmet kitchen with island bench that can be utilised for dinning and entertaining. Divided by large sliding doors the space can be opened to enjoy indoor outdoor space to accommodate large gatherings. Other design features include, raked ceilings throughout presenting an awareness of space. Highlight windows provide visual links to the external environment whilst penetrating daylight and ventilation without impacting on privacy.A very modest budget for the design brief proved challenging , cost effective design principles were adopted to provide a simple straight forward structure without compromising a high level of finish.
